Winter is Here 2011 - 2012
Thanks to everyone for all your kind comments.
A quick wrap up of the summer. There was 60 days of 100 degree weather in North Texas. It was HOT! I noticed we are replacing a lot more run capacitors this summer than last. Not sure what the issue is with these run capitors but after 3 years or longer they can swell up like a coke can and go bad. I will find more information on this later on.
Next, I'm sure everyone has turned on there furnaces. We all know by now if your heater is working or not. The BIG DEAL with gas heated furnaces is cracked heat exchangers. Unfortunately if we find a crack or hole in the heat exchanger we have to disable the furnace. Issue with cracked heat exchangers pose the following health liabilities; carbon monoxide, carbon dioxide and unburn gases venting into the home. The gray area for the HVAC industry is a cracked heat exchanger could have happened months to years ago. May I suggest the purchase of a carbon monoxide (co2) detector. I have found co2 detectors at Costco for less than $50. If your furnace is old and has not been check out just beware of the possible safety issues with running an un-checked gas furnace. The investment of a new furnace is typically $1500. Spring & Summer
Well with Spring and Summer fast approaching it is time to get your a/c unit in tip top shape for the weather. I have already been out on some service calls and finding small issues with their a/c's. Found a bad run capacitor. This part will not let either your outside fan motor or compressor come on. Sometimes both compressor and fan motor will not start. This is a common challenges my customers face during the cooling season.
Found a couple of a/c's low on freon. Found leaks in evaporator coils and they will need to be changed due to the cost of R22, possible compressor damage if running low on freon and to stay comfortable with spring and summer season.
I will be starting up my Precision Tune Up program week of March 14, 2011.
