Article I posted about Cracked Heat Exchangers over the winter 2017

Recently, I received a call from concerned homeowner that her 10 year old Trane furnace has cracks in heat exchanges. Another HVAC organzation came out inspected all three furnaces and condemned those furnaces due to cracks in heat exchanger. Homeowner has qty.3 furnaces which are barley 10 years old. Upon further inspection of heat exchangers I could not find any cracks in my professional opinion would warrant a dangers furnace. Yes, cracks in heat exchangers could pose a health hazarded. Always question how the cracks were found; ask to see those cracks. If unsure get a second opinion. Enclosed photos are legit cracks in heat exchangers and warrants a new furnace. Spring Summer 2017

"Another ac's company came out and said I need a whole new system asap and its going to cost $11,000"....

"My air conditioner is not cooling and is making a loud noise, I have company coming over this weekend for the 4th can you help me".....

"I have water dripping out the side of my house"...

"My breaker keeps tripping in the garage for the ac"...

"My ac is not cooling very good; think I may need some freon"...


We receive so many calls during the summer like this...

Majority of time we can fix air conditioners temporarily.  Sometimes unfortunately the fan motor or worst ac compressor goes bad. These issues could have be prevented.

I will briefly mention some areas you can address to ensure a trouble-free air conditioner for the summer.

If you have a 1 inch filter change it monthly. The air inside the house has to travel efficiently through the filter which meets up with an evaporator coil located in the house. If the filter is clogged the evaporator coil will not be able to remove all of the heat inside the house. Over time this could cause your compressor to work harder by pumping liquid refrigerant through your compressor causing damage or failure.

When away from home set your thermostat up around 4 to 6 degrees higher than the normal setting. Upon arriving back home set thermostat to your comfort level. Benefit is Air conditioner may not have to run very long to reach your desired temperature once home.

Lastly, call a licence hvac contractor to service your air conditioner before the summer. The benefits from doing this gives you piece of mind knowing the condition of your cooling system. Also opportunities can be addressed before the hot Texas summer hits. Also, making sure your outside ac coils have been cleaned, refrigerant verified, all ac components working correctly, checking for burnt or loose wires and looking at best options for future needs.

Like Ben Franklin use to say “An ounce of prevention is worth a pound of cure.”

Spring / Summer almost 2016 Upon Us.


Going into the Spring / Summer 2016 we will have some opportunities to investigate.  The cost of R22 Freon continues to skyrocket. When I first entered into the hvac industry R22 was going for $7.00 a pound. for  Now I'm at roughly $70 a pound and other contractors could be as high as $100 +. The epa has been phasing out R22 since 1989 with the Montreal Protocol. EPA is reducing the percentage of R22 allowed to enter the U.S.

Unfortunately Supply and demand economies of scale increase the investment per pound for R22. We still have a lot of homeowners who's hvac systems use R22. R22 will leak out most noticeably in the evaporator coils located in the attic or closet. I have found some leaks outside in the condensor coils as well.

Consider thinking about investing in a new air conditioner. Consider the days of adding a band-aid such as 1 or more pounds of R22 not worth the risk. This is due to the cost of R22. Even though we may sell our home within the next few years now is a great time to install a new air conditioner and switch over the refrigerant taking the place of R22. The new refrigerant or Freon is R410a, carrier markets theirs as Puron. Ball park ranges for new hvac systems could start out at $7,000 on up. During the summer be ready to invest in premium pricing due to supply and demand in our industry continues to struggle for skilled hvac techs and installers.

Precision Tune Ups

Greetings from Wesley Ramirez HVAC, hope everyone stayed warm this winter. 

Things to consider going into the summer for your home cooling needs.

Change filters every 30 to 45 days. Our ac's usually get a good workout during July - September so I would change filters every 30 days. Reason for filter changes is due to needing proper air flow across your indoor evaporator (evap) coils. The indoor coils removes the heat and humidity out of the house and if filter and evap coil dirty and clogged unfortantley ac will not cool very well, compressor works harder and electrical bill is higher. 

If your ac is on its last leg, need to look at some equipment options as far as replacement goes. Some Lennox air conditioning and heating systems base investment around $6500 on up. If you are thinking of new Lennox equipment here are some things to think about.
1. Do you plan on being in your house the next 3 to 5 year to enjoy a new ac or system?
2. Are you going to sell your home in the next month to 2 years?
3. Looking at lowering your utility investment per month.
4. Depending on how high a SEER rating you would like think about the extra $2k-$4K invested on high seer rating; can i invest that back into my home and make it more energy efficient.
5. Lastly, research, get information, ask questions and find out your best options investing in a new hvac system. Make a good informed decision to avoid high pressure or low pressure sales tactics.

Just heard a thump on our roof, thought our furnace was going out. Went to check the thermostat and everything look fine. Notice a lot of Christmas gifts under the Christmas Tree. Glad we have Lennox furnaces and air conditioners in our house.

Summer is almost Gone

Hello, hope everyone had a great summer.
Recently I was informed Seer ratings will be changing starting January 1, 2015. The new seer rating for central air conditioners will be a 14 Seer. That is 1 seer more than the current rating of 13 Seer.

I believe Lennox will not manufacturer the dry charge units. My approach has been to get as much economic value out of your current hvac. Once we hit that 10-12 year mark there is some risk involved with running your current hvac system. They can go for longer than 12 years or less than 10. Its hard to predicte but I enjoy getting the most out of those old air conditioners. Think of it as a 10 year old car with 100k miles or more.

I enjoy taking risks as well as getting as much life out of an hvac system as possible. At the same time if we see the system starting to break down such as needing a fan motors, circuit boards, Freon and possible cooling and heating issues then it's time to look at other options.

Going forward we are installing systems which will have a minimum 14 seer rating. Wesley Ramirez HVAC strives to stay ahead of the latest ratings so homeowners can benefit on a high efficiency system.










We are quoting new systems this fall and offering some affordable HVAC systems. All we sell is Lennox because of innovation the organization brings along with outstanding customer service and support to the HVAC industry.

Hope everyone stayed cool this summer. Well the cold winter blast is heading our way and hopefully everyone's heaters are working. Be sure and change the filters if you have not since the summer. Sometimes filters can get clogged and cause your furnace to go out of a safety limit switch. Calls I go on for winter the diagnose I find is a bad hot surface ignition, flame sensor, clogged draft inducer tube or bad circuit board. Some of these repairs are not to costly, but if your furnace is over 10-12 years getting parts could be a little costly due to the phase out of a particular model.

Lastly, in closing we have moved to Plano Texas. I am still servicing our customer is Wylie, Murphy and Sachse.

Hello everyone, hope you stayed warm this past fall / winter.

Summer is fast Approaching

Make sure your filters are changed within the last 30 days, our a/c are starting to work a little harder and need all the help they can get. I cleaned the coils on an outside a/c and the coils were packed with dirt. This will cause your compressor to work harder and use more electricity.


Lastly, installed a New Lennox Heat Pump this morning. It is called a Dry Charge unit meaning the heat pump comes charged with nitrogen but uses R22 refrigerant.

Spring Service

Just striving to make myself more accessible when I am out and about. I have joined Lavon and Plano Chamber of Commerce. I have been a proud member of Wylie's Chamber of Commerce going on my 3rd year. You can sometimes see me around town in Wylie, Murphy, Plano and Lavon area.

I would like to encourage homeowners to use someone who is a Chamber Member. I understand you need to feel comfortable with who you use as well as have several options for your HVAC needs. It's just like finding a Doctor you like. Just a quick plug for some A/C contractors I know in the Wylie area who operate with integrity and put the customers needs first would be D's Enterprises, Montgomery HVAC and Dwight's Air. I know these business owners and I am confident they will give you a high level of service such as I strive to do.

It is a good idea to have your a/c system serviced for the summer. With the cost of R22 (Freon) and electric bills will be going up soon from running the a/c we want to maximize your economic value for cooling this summer. Having your A/C system service will help to extend the life of your system, reduce utility cost and help to avoid unforeseen repairs this summer. This will help to off set your total ownership cost during the product life cycle. Typically I like to see an a/c system last between 10 - 12 years before we look into replacement options. Unfortantley within the last two week I had to advise a homeowner who has lived in their new home since 2005 that there compressor has had and internal electrical failure. In the hvac industry this is known as compressor going to ground and tripping the inside breaker instantly. Had to quote them a system. These are just a few and unpredictable challenges we face as homeowners with our a/c systems.

Spring is coming

Spring is on the way. We need to get our a/c into Fine Tune shape. For starters here are some easy steps to take which will ensure a smooth operation of your a/c.
1. Change your filter
2. Check to see if you have dirt build up on your a/c coil outside.
3. Pour about 1/2 to 1 cup of bleach down condensation drain. This helps with algea build up.

These are just a few steps which may be taken to insure you are ready to start up your a/c system.
Lastly, if a/c does not seem to be cooling well call a Licensed HVAC company to come and inspect the operation of your a/c system. We tend to start our spring and summer tune-ups in March so contact Wesley Ramirez HVAC at 469-438-1530. Thank you

Price for R22 (FREON)

Good day to all. Last week was a little tough on the hvac industry. The manufactures of R22 are cutting back production by 35 - 45%. The price per lb of R22 is going to be a higher this summer to the consumer.

Couple of things to think about from now until you need that service call for no cooling or not cooling well.
1. If low of Freon, need to pin point where the leak is.
2. Repair or Replace existing hvac equipment.
     a.replace indoor coil if leaking with coil to handle new R410a
     b.replace entire hvac system switching over to new R410a system.
3. Did I plan on being in my home the next 3 - 5 years.
4. Is my hvac equipment older than 10 - 12 years.
5. Risk out ways reward and add R22 (Freon) and hope for the best.

These are going to be some tough decision we will need to make this coming summer. We will consult with you and help to determine all of our options available to us.

Keep in mind if you do decide to upgrade to the new environmental Refrigerant R410a which is being phase in for the last 5 plus years we can reduce the overall cost of ownership and increase our savings over the lifetime of your new hvac system.

Cold weather is on the way for February so keep warm add another blanket at night and turn your t'stat down to save on utilities.
